Shepparton North East Precinct Structure Plan

The Victorian Planning Authority (the VPA), in collaboration with Greater Shepparton City Council (Council), prepared Amendment C118 to the Greater Shepparton Planning Scheme (Planning Scheme) to realise the Shepparton North East Precinct.

Amendment C118 was approved by the Minister for Planning and gazetted on 4 October 2019.

The Shepparton North East Precinct comprises 177 hectares of developable land and is bound by Verney Road to the west, Ford Road to the north, Grahamvale Road to the east and a Goulburn-Murray Water drainage reserve to the south.

The Precinct is expected to take 20-30 years to fully develop and will house up to 1,500 new dwellings accommodating a population of approximately 4,000 residents.

The Shepparton North East Precinct Structure Plan (PSP) will guide the future development of the Precinct and includes a high-level Structure Plan showing the location of major infrastructure items including community, drainage, open space and traffic items. The Shepparton North East Development Contributions Plan (DCP) identifies and costs infrastructure that is required to support the future residential development of the Precinct to ensure that any development that occurs will make appropriate contributes to the realisation of this infrastructure.

The above per hectare development levies are based on the total cost of the infrastructure type. The costs are not distinguished by proposed development precincts. Amendment C214

Amendment C214 was approved by the Minister for Planning and gazetted on 10 October 2019.

The Amendment applies a Public Acquisition Overlay to part of 240 Ford Road, Grahamvale and part of the Goulburn-Murray Water Main Channel No.12 easement at the intersection of Ford and Grahamvale Roads. This will reserve land for the construction of a roundabout as identified in the PSP.
