At the April Council Meeting, Greater Shepparton City Council resolved to adopt Amendment C242gshe to assist in providing future residential development in Tatura, within the Tatura Growth Corridors Structure Plan.
Amendment C242gshe to the Greater Shepparton Planning Scheme applies to approximately 602 hectares of land to the north and east of Tatura within the Tatura Settlement Boundary. The amendment rezones the majority of the yet-to-be developed land zoned Farming Zone, Low Density Residential Zone and Rural Living Zone to the Urban Growth Zone to safeguard the land for future development as strategic residential growth corridors.
The Amendment was placed on public exhibition from January to February this year, with a total of 12 submissions received. Each of the submissions were considered by Council officers and were resolved without the need for an Independent Planning Panel.
The Amendment then underwent two post-exhibition changes in response to issues raised in submissions, before being adopted at the April Council Meeting. Following its adoption, the Amendment will now be submitted to the Minister for Planning for approval.
Mayor, Councillor Shane Sali, said the Amendment is an important step in realising future urban development in Tatura and identifying the land for urban growth.
“Amendment C242gshe sets the groundwork for Council to plan for the future urban expansion for Tatura, providing much needed homes in the town,” he said.
Council is currently preparing the precinct structure plan (PSP) and the Development Contributions Plan (DCP) for the land under the Tatura Growth Areas Structure Plan project, which will then allow for the subdivision of the land into residential lots when completed.
It is estimated that the future PSP for Tatura has the potential to accommodate 3,620 conventional density, low density, and rural living residential lots on 516 hectares of developable land over a 30 year period. The PSP will take into account all environmental constraints like stormwater drainage, bushfire and grassfire, native vegetation, traffic and social infrastructure considerations. The future PSP and DCP will be implemented into the Greater Shepparton Planning Scheme through a planning scheme amendment when completed.
“The future precinct structure plan will ensure that Tatura remains a desirable and liveable town for new residents by providing new housing, open space, and supporting infrastructure,” Cr Sali said
